What Does Mold Remediation Include?
It is to be noted that mold remediation can comprise many variables, and each case must be treated with utmost care. There are also some variations between the services offered, depending upon the remediator’s qualification and experience level. But generally speaking, one can expect:
Mold testing: This is done before any remediation begins (or even occupancy) and will ensure you know what type of spores are present in your home or office;
This also helps you understand where the problem areas are likely to be found; It will keep you from performing unnecessary cleanups and taking informed action for future prevention measures.
A few samples (swabs) may not give accurate information, so more samples should be taken if the situation demands;
Pre-testing for Stachybotrys (Black Mold) may also be included.
Mold inspection: This is done before any remediation begins and will determine the extent of damage, after which a plan can be drawn to remove and clean up mold safely and efficiently.
This helps you understand where the problem areas are likely to be found; It will keep you from performing unnecessary cleanups and taking informed action for future prevention measures.
Remediation: Removal / Containment / Cleanup of mold growth by qualified people by federal & local laws (EPA & your state). For example, in California, it must meet specific criteria: licensed contractors, air scrubbers, HEPA vacuum cleaners, and so on.
Only a qualified mold remediator can ensure the success of your remediation efforts by using appropriate containment methods to control mold spores while removing the existing infestation.
Exposure / Cleanup: After the cleanup is completed, air scrubbers should be run for at least 24 hours & fans left running until the area has dried out before bringing it back into use. This ensures that any remaining spores are destroyed or removed from the affected regions; Some companies may not require exposure time but concentrate only on effective removal of mold growth; There will be an extra cost involved if the exposure time is needed (typically an extra 5-10% of original estimate).
Application: Sealers and encapsulants ( Inspections will need to be done multiple times during the remediation process, as you cannot see mold under your carpet or tiles.
Removal of affected materials: The moldy materials should be bagged and tagged correctly before being removed from the premises; Items can also be laundered/cleaned on-site if needed to prevent further mold growth.
Most remediators have a set procedure for the removal of these items; however, individual preferences vary. It would help if you asked them about their methodology. Cleaning the area where the moldy items used to be is also important (if disinfection is required, it may require specialized training).
